The idea of buying a home in the Denver Metro area can be quite nerve-wracking. You've heard it all before - housing inventory is at an extreme low, home prices are only going up, affordable homes are sure to start a bidding war. We're here to let you  know, despite all of that, buying a home in Denver is still possible - but only if you're prepared! Out of the 4,389 homes that closed in April, half of them were under contract within five days or less. As a team, we put our 15 years of experience as Denver Realtors to work, and compiled a list of the top things a prospective buyer should do before starting a home search or attending an open house.

One thing that we cannot stress enough: There is no such thing as "starting too early" when it comes to one of the biggest purchases of your life. With the fast turnover of homes for sale in the Denver Metro area, it is important to get your documents together early, before you start looking, in order to know what you can afford.

 

Find a quality Metro Denver Real Estate Professional: Home buying is not something you should try without representation, especially in Denver's hot market. With all of the dates, documents, and deadlines that go into purchasing a home, it is important to have a professional REALTOR by your side to guide you through all of the steps and legalities. Get Pre-Approved for a Mortgage: You may have heard the terms pre-qualification and pre-approval thrown around in the mortgage world. Although these terms are very similar, they mean different things. Mortgage pre-qualification means you have provided a basic overview of your finances to your lender over the phone, in person or online. Pre-approval on the other hand requires you provide your lender with documents verifying your income, debts and assets. In this competitive Denver Real Estate market, getting pre-approved before shopping is essential. If you haven't been pre-approved before meeting with your Denver Realtor, we suggest meeting with them to discuss their preferred lenders. Get Real About Your Expectations: Unless you're a buyer coming to the table with an all cash offer, there's a chance you may lose out on the house you want. It's just a factor of Denver's highly competitive market, and it's important to understand before writing any offers. Falling in love with a home and then not having your offer accepted can be very draining. We try to suggest to stay as emotion-free as possible, and be open to multiple areas/types of homes.
