Still Renting? Where are Denver Rent Prices Going...?

There is no question that Denver rent prices are insane.

Over the last 5 to 7 years, the demand to live in the Denver Metro area has increased dramatically, which has effected home values and rent prices. Although many millennials are actively trying to purchase a home in the Denver area, many of them are still renting. Popular Denver neighborhoods to rent in include Capitol Hill, RiNo (River North District) the Highlands, Cheesman Park, City Park, and many more. 

Within the last quarter, two Denver neighborhoods have seen an increase in rent prices of 12%. Two other neighborhoods in Denver saw rent prices decrease more than 10% (note that these numbers are referring to one bedroom apartments in the Denver area). The Capitol Hill neighborhood jumped 12 percent to $1,275 for a one bedroom apartment. Rents in the Athmar Park neighborhood (which is between the South Platte River and Federal Boulevard) rose to $1,100 per month for a one bedroom apartment. 

Although those neighborhoods have seen a decrease, rents on Denver's northwest side have been falling. The Sunny Side neighborhood has scene a decrease of over 10% in the last quarter; their new median rent price being $1,175. Seeing a similar decrease, the Berkleley neighborhood's median rent price has fallen to $1,200 for a one bedroom apartment. 

Although very steep, none of these rent prices compare to Denver's Central Business District neighborhood, where the median price for a one bedroom apartment is $2,000 a month. If Denver is chosen for Amazon's new HQ2 headquarters, 50,000 new high paying jobs will be generated, and rent prices are expected to rise another 1.1% per year. 

As Realtors who work all over the Denver Metro area and have sold homes in popular millennial neighborhoods, we understand the desire to live in Cap Hill, RiNo, The Highlands, etc. However, it is important to remember that every month you pay $1,200 dollars in rent, it goes towards paying for someone else's home. If you were to purchase your own home in the Denver Metro area, depending on your financial situation, that same $1,200 could go towards your own mortgage payment and building equity.

Million Dollar Mansions are Selling!

Everyone who loves Denver knows our Real Estate market is booming! But what we get asked a lot from friends and loved ones is, "How many people are really buying those million dollar mansions in Cherry Creek and other neighborhoods? If they have that kind of money, wouldn't they want to buy a million dollar mansion on the beach?" Our answer? Oh, they're selling, and at a much higher volume than before!

When looking at this years sales and comparing them to this time last year, there were 145 sales of $1 million and higher residential properties last month, which is up 10 percent from September 2016 when 131 sold. The median sales price remained $1,325,000 which was the same median price as the year earlier. Although prices held steady, the total sales made very strong gains. 

The priciest sale last month was a five bedroom, seven bathroom, 12,192-square foot Cherry Hills Village estate that sold for $4.3 million. The latest report shows that rising prices for mansions aren't deterring buyers.

Did You Hear the News About These 3 Colorado Cities?

Three Colorado cities were ranked in the 50 most livable cities in the United States...and ALL THREE were ranked in the TOP FIVE!

 

According to 24/7 Wall St, Centennial, Arvada, and Highlands Ranch were all ranked within the top five of the 50 most livable cities in the United States!

Ranked number 2 in America, Centennial was ranked as the most livable city in Colorado. Centennial’s population has grown 7.1% in the last five years, which is nearly double the US population growth in that time. High incomes and a relatively low cost of living contributes to the widespread prosperity in this area. The average household income for the Centennial area is $102,200 a year, and a mere 2.7% of their population lives in poverty. To put that in perspective, the typical United States household only earns $57,617 a year, and close to 14% of Americans live in poverty. As far as Centennials crime rates are concerned, the city is considered one of the safest cities in US since there were only 22 violent crimes for every 100,000 people. In comparison, the US had 386 incidents per 100,000 Americans.

  • Population - 109,935
  • Median Home Value - $393,200
  • Poverty Rate - 2.7%
  • Pct. with at least a bachelor's degree - 55.3%

 

The third most livable city in the US was marked as Arvada, CO. Arvada is considered an extremely safe city, with only 27 violent crimes occurring per 100,000 people. Arvada residents are also considered very well off; only 5.4% of the population lives in poverty. Arvada residents have easy access to the employment and cultural amenities of a major city; Downtown Denver is under a half-hour away from Arvada.

  • Median Home Value - $342,700
  • Poverty Rate - 5.4%
  • Pct. with at least a bachelor's degree - 37.2%

 

 

The fifth most livable city in the US came in as Highlands Ranch, Colorado. Located about 40 minutes outside of Downtown Denver, Highlands Ranch only has about half as many preventable hospitalizations per capita as the US as a whole. A small number in this category is a sign of good health habits and an efficient health system. A city’s good health is usually related to it’s affluence, and Highlands Ranch is considered very wealthy. The typical household earns $114,288 a year, which is about double the national median household income.

Keeping Clients Calm When Things are Quiet...

In a hot real estate market like the Denver Metro area, it is important to educate your clients on what they should expect when it comes to buying or selling a home. In a predominantly seller's market like this one, listings go quickly, and you often end up competing with multiple other buyers. Although the market is slowing a bit due to the winter season, this can still be the case; especially depending on what neighborhood your buyers are looking in! 

When you buyer's offer doesn't get accepted, or if their dream home goes under contract just mere hours before your showing.....no one likes to deliver bad news, but it's important to be honest. You know what's even more challenging than being honest when bad news arises? Keeping clients calm when you have NO NEWS at all. Although most Realtors are well educated and experienced with their craft, we don't always have the answers to everything. With that in mind, some real estate agents end up avoiding their clients when they don't have the answers they want; mainly to avoid confrontation from high-maintenance and/or domineering clients. 

Here at The Vindiola Group, we are well trained in understanding the market and assessing wins and losses with our clients. We pride ourselves in high quality customer service, and and making sure our clients understand every bit of their real estate journey. Here are a few things that we do, and other agents should do as well instead of avoiding their clients:

  1. Stay in contact often - It's important to keep your clients calm. The idea of commission is always sensitive; clients have a preconceived notion that you are making an arm and a leg off of each sale. Whether or not that is true, we always stay in contact with our clients, that way they know we are working hard on their behalf. 
  2. Be Proactive instead of Reactive - We send our clients updates and contact them before they have the chance to contact us. The best times to reach out to a client are mid to early morning, or mid to early afternoon. Sure, clients will always have unpredictable questions, but when it comes to the information you have and things you know they'll want to know about -be sure to contact them first!
  3. Give the client something to do; keep them busy! - Make sure to remind your clients about items that will be needed by their lender or for closing such as home repairs, financials, etc. A good example would be "Your mortgage lender is going to need your updated bank statements, so go ahead and get those together while we wait to hear back." 
  4. Easy messages - you don't need to send a five page text or email every time you want to contact your client. Whether you don't have the answer right away, or want to give them an update on their listing or buyer offer, keep it short and sweet! Chances are, if they receive a long-winded email, they will worry that something has gone wrong.

Denver Metro Housing Market Stats - September 2017

As Realtors, we are questioned quite frequently about the housing market and where it is going. This winter, like the winter season traditionally does, the Denver Metro housing market is predicted to cool down a bit. 

With the cold weather rolling in and children being back in school, homeowners are much less inclined to sell or move. The latest report from REColorado shows that this trend is definitely showing up in the Denver metro market. 

Below are a few housing market stats for the Denver Metro area in the month of September '17:

During the month of September, there were 6,562 total active listings, with 5,501 of them being new listings to the market. The average sales price was $425,136, and the median sales price was $370,000. 4,262 total listings sold, and 4,930 listings went under contract! The average days a listing spent on the market was 27, and there are approximately 7 weeks of inventory. 

Overall September had 21% fewer home sales than August. The fact that the market is at 7 weeks worth of inventory means that the housing market is slowing down for the winter season, because that number is up from the five and a half weeks of inventory in August. 

So far in 2017, there was been $17.7 million in home sales in the Denver Metro area, which is a 97% increase as compared to home sales in 2012.
